81 Miles for the Heroes of Fallujah

Miami, FL – August 15, 2013 – This Labor Day weekend, while many enjoy the summer sun and BBQ with family and friends, the Marines of Gozump will hike 81 miles, from West Palm Beach to Miami, FL, in honor of those who sacrificed their lives during the Battle of Fallujah in 2004.

The Gozump team will be carrying with them an American flag stained with the blood of those who fought in one of the most violent battles since Vietnam. The flag was handed over to Major Charleston Malkemus, founder and CEO of Gozump, when the Marine who was carrying it was killed in action.

“Many American warriors carry personal U.S. flags into battle as a source of inspiration and courage,” said Malkemus, now an officer in the Marine Corps Reserves. “When a Marine dies their flag is often handed over to another Marine as a symbolic gesture to keep up the fight and carry on their spirit.”

Malkemus said he has the flag proudly displayed in the company office as a reminder of their commitment to uphold the expectations of their brothers in arms. Gozump champion’s military families across the nation to ensure they achieve the American dream of homeownership, helping them to find, finance, offer, insure and close on their new home, the company said.

“I fought with men who sacrificed their lives believing in an America with hope and promise, one that represented freedom,” said Malkemus. “We as Americans have been given an opportunity to do something great and we walk to ensure that opportunity, which has been paid in blood, is not squandered.”

The Gozump team will hike for three days, spanning a distance greater than three marathons, beginning at CityPlace in West Palm Beach on Aug. 31. The hike will conclude in downtown Miami on Sept. 2.

Counseling Scholarships for Veterans

NBCC Foundation Announces 2014 Military Scholarships

The NBCC Foundation is pleased to announce the 2014 military scholarships for service members, veterans and their spouses pursuing a career in professional counseling. These scholarships provide financial support to students who are currently enrolled in a CACREP-accredited, master’s-level counseling program; are active duty, have served in the military within the past five years or are a military spouse; and who commit to serving military personnel for a minimum of two years upon graduation.

Five scholarships in the amount of $5,000 are available. The deadline for applications is November 1, 2013.

Required Disclosures in Florida

TDS (Transfer Disclosure Statement)
The law requires a seller to provide prospective buyers with a written disclosure statement covering such items as appliances, structural defects and modifications, possible easements, neighborhood problems and other material fact that may affect the principal's decision in a transaction.

Natural Hazards Disclosure Law
The Natural Hazards Disclosure law requires the seller or seller's agent to disclose whether the property is located in the following six zones:

Flood Hazard Zones
Areas subject to unusual flood risks
Inundation Zones
Areas subject to potential flooding in the event of a dam failure.

Very High Fire Hazard Severity Zones
Areas where property owners may be obligated to undertake specific maintenance duties.

Wildland Fire Areas
Areas wherein the state has responsibility for fire suppression

Lead Paint Disclosures
The law requires both sellers and lessors to disclose known lead hazards by providing an informational booklet and a disclosure form as addenda to the purchase contract or lease. The federal lead paint disclosures apply to leases and sales of residential property, including mobile homes, constructed before 1978.

Megan's Law
Megan's Law was enacted to notify buyers and tenants about the proximity of registered offenders. The law requires every purchase contract and lease agreement to contain a specific written notice that a database containing information about registered sex offenders may be accessed by buyers and tenants. This disclosure is required for every lease or real property sales contract for residential real property entered into on or after July 1, 1999.

Military Ordnance
Disclosures involving the location and proximity of any military ordnance sites.

Known Hazardous Substances on the Property
State law requires that disclosure of known environmental contamination or hazards on a subject property be made to prospective Buyers. Environmental contamination could be a private underground fuel or heating oil tank that has leaked.

Neighborhood Environmental Contamination
The potential for hazardous substance contaminated sites in the vicinity of residential property could be anything from a local gasoline station with a leaking underground fuel tank to an industrial site. Disclosing the environmental information that is reasonably available today acknowledges that buyers may have questions over the uncertainties environmental contamination issues present.

How to find out if a condo is VA approved

On more than one occasion, we have encountered a situation where a client wanted to place an offer on a condo or townhome using a VA loan and the listing agent was not sure if the condo project was approved by the VA. If this applies to you, you have come to the right place.

First thing you want to do is search the VA's Veteran Information Portal to request a customized condo report. You can access the search here: https://vip.vba.va.gov/portal/VBAH/VBAHome/condopudsearch

If the condo does not appear in the search or has "conditions" listed, you can email or call your regional VA loan processing office to find out more information.
